Important Information For Proposed Tenants
All properties will usually be let for a minimum term of six months, and are taken as seen. We require the following payment on or before the commencement of the tenancy Please see below

Administration Fee £199.00 (one off payment)
Reference Fee £45 Per Person over the age of 18
Inventory Fee £75.00 check in & out £ First Months Rent£ Deposit (normally first months rent)

If you are paying cash on the day of your move in, you will be charged £0.85p per £100.

Please note that we require proof of address and a copy of photographic I.D which should be submitted with your application form. If a guarantor is needed then the price above applies. Referencing fees are non-refundable if the referencing proves unsatisfactory or the applicant withdraws. Each reference will include an employment, landlord/letting agent/home owner check and a credit check also. DSS applicants are welcome, but they must have a guarantor in place.All adults over the age of 18 will be named on the tenancy agreement and they must all be present to sign the agreement on the day of tenancy. No adults other than those names on the tenancy should reside in the property. The person’s names will accept all responsibility for the covenants contained therein.

Rental is paid monthly in advance and we require one standing order to be set up to meet the full rental commitment, keys will not be released until we have this.

Please note that it is a tenant’s responsibility to report any damage at the property to the relevant person (e.g. Carter Shaw Estate Agents or the landlords). Failure to do so may result in you being held liable for any works needed as a result of neglect
